These terms and conditions apply to all property maintenance services provided by Presence Property Maintenance (ABN 89 940 216 052, "we", "us", "our"). By requesting a quote or booking a job with us, you agree to these terms. Where we issue a written quote for a specific job, the terms of that quote take precedence over this page for that job.

1. Services

We provide general property maintenance, NDIS home modifications, aged care home maintenance, and maintenance services for property managers and commercial/strata clients across Melbourne's Eastern Suburbs. All certified works (including plumbing and electrical) are performed by appropriately licensed subcontractors under our direct coordination.

2. Quotes and estimates

For standard repair jobs, we typically proceed on a time-and-materials basis at our published call-out rates without a separate written quote. For larger or complex jobs — including NDIS home modifications over approximately $1,500 — we provide a written quote before starting work. If, once on site, we identify further work that falls outside the agreed scope, we will quote that additional work separately before proceeding.

3. Call-out rates

Standard hours (Mon–Fri, 8am–6pm): $100 call-out (first 30 minutes) + $50 per additional 30 minutes, plus GST.

After-hours (evenings, weekends, public holidays): $140 call-out (first 30 minutes) + $70 per additional 30 minutes, plus GST.

Materials are itemised separately on your invoice. Current published rates are available on our website and may be updated from time to time; the rate confirmed at the time of booking applies to that job.

4. Payment terms

Invoices are issued within 24 hours of job completion and are itemised to show labour and materials separately. Payment is due within 7 days of the invoice date unless otherwise agreed in writing. For NDIS participants, invoices are issued in line with the participant's plan management arrangement (self-managed or plan-managed) and include the correct support catalogue line item codes where applicable.

5. Cancellations and rescheduling

We ask for as much notice as possible if you need to cancel or reschedule a booked appointment. A cancellation fee may apply where less than 24 hours' notice is given and a tradesperson has already been allocated or has travelled to site.

6. Client and property access

You are responsible for providing safe access to the property, accurately describing the work required, and disclosing any known hazards (structural, electrical, asbestos-related or otherwise) before work begins. Where access cannot be arranged and we are unable to complete a booked job as a result, a call-out fee may still apply.

7. Workmanship and warranty

We stand behind the quality of our work. Workmanship is guaranteed for 12 months from the date of completion, covering defects arising from the work performed, subject to normal wear and tear, misuse, or work carried out by others after our job is complete. Materials and products are covered by the relevant manufacturer's warranty, where applicable.

8. Insurance and liability

Presence Property Maintenance holds $5M public liability insurance. All team members are police checked, and licensed subcontractors are engaged for certified works requiring a trade licence. We are not liable for pre-existing defects, damage, or conditions at the property that fall outside the agreed scope of work, or for delays caused by circumstances beyond our reasonable control.

9. Photographs and job documentation

We photograph jobs before and after completion for quality assurance, warranty and invoicing purposes. These records are retained for at least 7 years and are not used publicly or for marketing without your consent.

10. NDIS-specific terms

We currently accept self-managed and plan-managed NDIS participants; full NDIS registration is in progress. NDIS home modification quotes (Support Category 0111) are provided in writing and are quote-based with no hourly price cap. Invoices for NDIS work are itemised with the correct support catalogue line item codes to support claiming.

11. Governing law

These terms are governed by the laws of Victoria, Australia. Any disputes that cannot be resolved directly may be referred to Consumer Affairs Victoria.

12. Changes to these terms

We may update these terms from time to time. The current version will always be available on this page. Continued use of our services after an update constitutes acceptance of the revised terms.
